Conditions of banks, interest rate / term / special repayment

Hello,

Jokes aside. It does no good to ask here about the conditions others have. First, the market interest rate is in flux. What was good yesterday may be bad today or even better. Your financial situation and the property also play a role.

If you come as a self-employed person with 15 units for rent, you will not get a great interest rate.

The only thing you can be advised is to get several offers. Your house bank should be the first point of contact, as well as local brokers or the internet.

And fundamentally: You do not negotiate the interest rate with the bank. That is a misconception.

Of course, these are my next steps with obtaining offers; of course, you can still negotiate a small value with some banks...

If you tell us all the really relevant conditions, then someone can tell you in which direction a good offer can be found. So whether it will be more like 1.4, 1.8, or 2.2. Because somehow all banks work pretty much the same way as just described.

If the offers from the banks deviate from that, there are basically only two options. 1) The bank has more information than we do, or 2) Defensive conditions.

And if you can actually negotiate, that was already factored in beforehand. Every bank has pretty clear rules there, with few exceptions.

Or do you think you are smarter than the people who do this every day?

So it remains: Your initial question is pointless without knowing the other parameters.

I already wrote that the conditions are good and thus I tend towards your 1.4, so you have answered my initial question, therefore it has been helpful for me.
For me this means that for over 10 years the offers should roughly range between 1.3 and 1.6.

Patchwork’s post also helps me a lot again, at least one of few meaningful answers to my initial question, thanks
