Has a bank already confirmed to you that the relevant framework conditions are good?

How high should the total costs be and how much is your invested equity?

And what type of property should it be and what is its intended use?

You will not see a 1.4 in the 10-year range. Unless you have a large volume (from 400k loan) and 40% loan-to-value with top creditworthiness.

Why not? We financed for 10 years, 50,000€ KfW, 200,000€ loan at the bank and average 1.37%...
