As far as I currently understand, the planned workshop would be an auxiliary building of about 15 sqm. But that is not allowed, as only up to 10 sqm is permissible. Therefore, I either have to reclassify it as a garage or integrate it into the main house.
I shy away from the costs with the integration into the house, and my girlfriend dislikes the noise. When renaming the workshop to a garage, I have to provide real parking spaces at least for emergencies (and therefore the garage would have to be wider than 3 m). Also, I lose some openness in the entrance area if instead of 3 m workshop wall + 6 m open carport, suddenly 6 m garage wall + 6 m carport stand there.
I had hoped to get a "generous" area for weatherproof loading and unloading of children, maintaining sports equipment, etc. through the double carport. The combination of a large single garage + double carport does not work due to the maximum boundary development (6+6 m). I would also be reluctant to move the house 1-2 m further west, as then there would be no significant green strip left next to the terrace.
In relation to the problems others have here, this is certainly a luxury problem. Nevertheless, perhaps someone still has one or the other idea on how to arrange it smartly. (Or finds in the [Bebauungsplan] a loophole that I am overlooking)
