However, I would also bring in the floor area ratio as well as (there apparently is no development plan?) possibilities when it comes to whether only a single-family house or a semi-detached house can be built on it. I would then want to see that in relation to how much one would otherwise pay for a real plot of land from you. Sometimes you cannot go by square meters but have to offer a "piece of building land" for the average price.
With your division, I see the plot with planning rights as somewhat narrow...
If a couple complains about a price, and that happens in 90% of cases, it doesn't have to bother you. Many search freshly and think building a house is child's play. Of course, it is complicated for those wanting to build, but building a house is fundamentally complicated, so they should get used to it. First, they come as bargain hunters, later as genuine interested buyers. And if not, you can always still change your offer.
