These are former operating units of the old factory. First expropriated and then returned after the reunification. But in 01844 no one will snatch it from your hands.

Too expensive? After all, it is a nearby district of Neustadt i.S.. Within the city, I can't find any other land except a building gap with 260m² for 25k = 96€/m². So 50 is a bargain, right?

With your 50 instead of 90, you are already accommodating the buyers regarding the size. However, I would also bring in the floor area ratio as well as (there apparently is no development plan?) possibilities when it comes to whether only a single-family house or a semi-detached house can be built on it. I would then want to see that in relation to how much one would otherwise pay for a real plot of land from you. Sometimes you cannot go by square meters but have to offer a "piece of building land" for the average price.

With your division, I see the plot with planning rights as somewhat narrow...

If a couple complains about a price, and that happens in 90% of cases, it doesn't have to bother you. Many search freshly and think building a house is child's play. Of course, it is complicated for those wanting to build, but building a house is fundamentally complicated, so they should get used to it. First, they come as bargain hunters, later as genuine interested buyers. And if not, you can always still change your offer.

Yes, the question is whether it's worth it for everyone or whether you just write it off for only 50 or 60k and get rid of the crap?

But with imaginative partitions (red lines)? It seems unprofessional to me to carry out demolition work before the owner changes - also because of the real estate transfer tax on the then higher purchase price, etc. In my opinion, the plot size would be suitable for a "project-related development plan". Risks can be regulated, keyword "improvement certificate".
