City villa floor plan - What do you like and what don’t you like?

Regarding wastewater, there are also other solutions. Our master bathroom is also located above the kitchen, and the wastewater runs through the kitchen between the concrete ceiling and the suspended ceiling, so to speak. Sounds odd... but it’s supposed to work. Pipe as an insulated pipe and of course additionally insulated multiple times.

What is included in the estimated €290K? For 200 sqm, one should question that. In the living/dining area, a lot of space is lost, as it would have to be kept clear due to the many exits. Especially the area beneath the kitchen is practically not furnishable because of all the traffic routes. In general, the area is not particularly deep for a nice dining spot. I think it doesn't quite do justice to the large house. But that also has to do with priorities and what one wants. The plaster is still missing on the wall thicknesses. The living room could still be given a window facing east to catch the morning sun.

??? In solid construction plans, the structural dimensions are always given.

That is nice, but it does not actually contribute to understanding the available space. The area under the kitchen is too narrow in my opinion

It is more convenient for the shell constructor not to mentally subtract the plaster. Besides, one should be careful not to calculate passage and built-in widths too narrowly: the shell construction measurements in the drawing are only target dimensions after all; the fact that half centimeters appear there should by no means be confused with manufacturing accuracy! If a wall section in the plan is 2.86.5 m long, it can actually be 2.85 m or 2.89 m. In this respect, it would be of little help to claim that a corridor 1.01 m narrow is 98 cm after plaster – the wish could quite possibly be the father of the thought there.

However, we are not talking to the shell builder here, but to a user who wants to build a house and wants feedback on their floor plan.

So one should speak to this person in a way that they can make use of it and not comment on every helpful user in a didactic manner, so that everyone ends up confused.
