Hello dear forum community,

we intend to purchase a plot of land for the construction of a house with the following framework conditions. How do you see the sustainability and is the ratio of income/investment/equity "okay"?

He+She: late 20s. Joint net income 3,900 EUR (ratio 55% to 45%)

Plot including development and ancillary purchase costs: 120 TEUR
House construction including incidental costs: 300 TEUR
Kitchen+fireplace 20 TEUR
= Total investment: 440 TEUR

Equity: 140 TEUR

We generally live very frugally regarding our (luxury) living expenses (vacation, going out, leisure etc.), so not the essentials (car, insurance etc.).

Hello first of all,

What does the household budget say?
How much do you save monthly, and how high is your basic rent? => what remains for the repayment?
And what would remain for the repayment if a child comes and the 45% disappears?

Honestly, 140k equity by the end of your 20s? Where does the money come from? I don’t even question whether the financing will work...

The 140k € are for the most part inherited from the grandparents ..and are now being mercilessly burned.

Rent is currently not being paid at all living with mommy and daddy ...

if it shouldn't be like that ... then get started 500k Euro It can already cost that copy

Is that envy? Together with my wife, we were the same age when we started planning the house construction, without inheritance and support, even had more equity, and we both do not have particularly high incomes. We just knew for a long time "where we wanted to go" and if you save just a thousand every month for 8 years, that's already 96k without interest, and since more favorable savings contracts were available over 8 years ago, even a chunk more. And saving a thousand together is not difficult, even with a small salary, with 3900 that should easily be possible or more. And some people don't study until 28 and only then start working.
