I think that some of the theses here overshoot the mark a bit. There may be partial truths, but that the construction and land prices fall so much that waiting actually pays off (rental costs, inflation, etc.)

In the end, I don’t believe in the advantage of this theory.

Regarding Japan, it should be said that although the market economy is similar, the situation of the banks and bank customers is completely different. Therefore, please do not adopt it 1:1 but consider regional particularities.
