We are a young family with 2 children.

Average monthly salary about 2600,-. How realistic is it to afford a prefabricated house.

Or is the salary too low.

The average salary is not a good starting point. What is the minimum salary? How much should it be? Do you have a piece of land, do you have equity? 2600 net... very roughly: how much are you currently paying for rent? How are you managing? Is there anything left at the end? Such things are hard to say in general - tendentially it is rather not enough. Possibly a used property is an alternative?

If you can pay for the house + property from equity, the salary is probably sufficient.

If not, it is probably too low.

More details would be necessary to assess this more accurately.

So the current total rent is 1000 euros. And we save an additional 500 euros. The remaining 1100 is for other expenses and groceries, etc.

The question is how much you need to finance. I would set the rate at a maximum of €1000 per month, which would be somewhere around a €220,000 loan amount. Even if you might be willing to take on more, I would strongly advise against it.

So I would finance 200,000 as I said I would have 1500 euros available. Since we are quite frugal. Although I don't know if I can manage to stay within 200,000 for a prefab house.
