In addition to the loan costs, the ongoing ancillary costs for the property are an important item. I would be interested to know how you calculate them.

Regarding the specific project:
750 sqm plot area
150 sqm living space
Heat pump heating (probably air heat pump)
Initially, probably no photovoltaic system for cost reasons

I keep finding flat rates. For example: 5 € per sqm of living space, but I would be interested in the individual items. How high are approximately the property tax and building insurance? How many kWh of electricity should I expect for the heating and is that the regular tariff or are there special tariffs from the supplier? Garbage fees and everything else that needs to be considered.

With these flat rates, you never know whether you end up below or above in the end.

Depends. A 100 sqm house has different costs than 230 sqm plus basement. Roughly, you take the calculated heating demand plus X% surcharge


Depends on what you choose. Currently, the available tariffs for heating electricity are almost as expensive as household electricity. For that, you finance the second meter. I calculated for myself that based on current and foreseeable numbers, I at best break even if I take two meters.


Depends on the place of residence and partly on the amount of garbage.

In your list, you forget the most important thing: as an owner, you are responsible for keeping the property in good condition and repairing broken things. Plan generously for that. In a brand-new house, you may need little maintenance, but you need a lot of small items: gardening tools, furniture, tools, "here comes another shelf", ... Mostly small stuff, but it adds up.

As a rule of thumb, you can only really estimate.

But for a house, I would always calculate somewhere between 500 and 1000 euros in additional costs per month. Naturally, the tendency is upward. Water and sewage, garbage, property tax, stormwater, insurance, heating costs, electricity costs, telecommunications, chimney sweep, maintenance costs. Surely I've forgotten something.

An air-water heat pump naturally consumes quite a bit of electricity, just like the associated hot water generation. Air conditioning in summer as well. Electricity costs are also higher than in a rented apartment. I would estimate electricity at 200 euros, plus heating electricity.

That quickly adds up to 400 euros just for electricity. Household contents + building insurance are also 50 euros per month. Telecommunications 35 euros, property tax 30 euros, water altogether 50 euros, garbage 30 euros, that would already be 600 euros.

Such a heat pump only lasts 15 years. So I would also factor in 100 euros for reserves. If there is a wood stove, then also chimney sweep + wood.

Well, sometimes a lamp, a faucet, or a door lock breaks. If you can't repair it yourself, you also have to budget a few euros for that.

As my predecessor already mentioned, it depends on far too many different factors to be able to estimate it for you right from the start:

Nevertheless, I would like to give you our values as a reference, although, as mentioned again, it could be quite different for you:

We also have 150 sqm living space, built in 2016, final energy demand according to the energy certificate 18.8 kWh (A+), primary energy demand 45.1 kWh (A), plot size 599 sqm, air-to-water heat pump, Bavaria, 2 adults 1 child (5)


Landline, internet, TV including rental devices: €85 (Telekom Magenta TV XXL, can certainly be cheaper)
Heat pump electricity advance payment: €180 (tendentially rather high, I personally prefer to set it higher)
Auxiliary electricity advance payment: €125 (tendentially slightly high, depending of course on the best possible tariff)
Heat pump maintenance: €18 (directly from the manufacturer)
Garbage collection: €15 (depends on the district as far as I know)
Water and sewage: €57 (we partially water our garden/lawn with it, also varies greatly depending on location and consumption)
Broadcasting fees: €18 (applies the same everywhere)
Insurances (accident, personal liability, building, glass breakage, household contents, etc.): €103 (depends on many factors, e.g. equipment)
Property tax: €18 (depends strongly on the location and will increase to almost €28 from 2025)

Total for us is €619 per month and thus €4.13/ sqm. However, there could also be some reimbursements from electricity, which might bring it down to about €4.

Edit: Photovoltaics will definitely be installed this or early next year. I would definitely try to participate right away, then you save, for example, additional scaffolding costs and it will keep your electricity costs lower.

There are no loan costs, the house was completely financed from own funds. However, this was associated with a move from Nuremberg to Saxony-Anhalt.
