If you renew water pipes and electrical wiring and don't contribute any own work (at least the complete teardown), then a single bathroom can quickly cost 40k. But as mentioned, you don't have to have done this before moving in. Such a house is actually much too big for 2 people anyway. If one of the two bathrooms is temporarily (in practice several months) unusable, that's not a disaster. You just shouldn't be sensitive.

I financed this June, 1% repayment was still possible then. I am significantly older and the amount was higher

360 k€ for a single-family house with a granny flat is low. You can also see this from the salaries; 4000 gross with a Master's degree is low. However, the 400.-- rent for the granny flat does not fit, unless it is very large.

Rental income does not have to be taxed, only the profit from it; and in this case it is negative. That means with 2x tax class 1, you get quite a bit back from the tax office, especially if you renovate and are creative. You can also allocate costs based on living space if the bank doesn’t provide 2 separate loans.

What has not been mentioned yet: if both are still young, the parents are probably not retired either. It would be much easier if (in-law) parents bought and rented to you. Financing usually goes through without problems, even at 110%, tax advantageous, and the takeover in a few years can already be arranged now. The notary costs apply twice, but no additional property transfer tax in a direct line—

Who says that parents or parents-in-law want to buy a house for their children in their early 20s and then rent it to them? My father would have laughed at me at that age...
