I understand the logic, but I can’t fully agree with calling an aging house risk-free. If things go wrong, you first have to find a solvent tenant (you don’t want just anyone) or pay for six-figure state-mandated renovations. Alternatively, you can sell, but if you bought at the wrong time, the house sits like lead on the sales platforms (as it is currently). One should not make the mistake of projecting recent past trends indefinitely. This often causes at least considerable emotional stress.

It’s about renting to the children and the renovation obligation applies regardless of whether the parents or the children buy. Six-figure renovation obligation is silly pub talk. It never existed, doesn’t exist, and is not even under discussion. What is currently required is a new boiler and some insulation, which doesn’t cost much.

That is naive. Anyone who buys an older existing property today should be prepared that, in the medium term, an energy renovation and a switch to heat pumps will be necessary. Just because Habeck and Graichen failed with their last reform does not mean it won’t happen. If you play in the EU all over the place, there will be another attempt domestically... it’s like Whack-A-Mole...
