Current land register extracts are ordered by the notary when it concerns the matter.

We also bought like this. However, we received everything for review before the purchase contract. For example, the construction service description. This is also notarized in the purchase contract. I would never do it like that. I don’t buy an Audi and then get some Audi with some equipment. Besides, you have the chance to exclude or include one thing or another without extra charge.

So, speaking in terms of cars: no, you can’t remove the air conditioning and add the sunroof with a nearly new car. A developer house is basically like a nearly new car that is freshly built for you, which is why you get it with 0 km.

The fact that a developer house is usually built only after the purchase does not primarily happen so that you can still make changes, but simply for entrepreneurial reasons of the developer. Quite a few developers are also classic custom-build contractors and do the developer business to handle at least part of their revenue without dealing with the quarreling of laypeople, just because the latter are “king customer.” It’s about turning stones into money – just like in a brothel, it’s not about true love.

But still, the car salesman shouldn't take offense right away if someone wants to know whether the car has a sunroof or air conditioning?

Great comparison ) although in a brothel you probably see what you get. By the way: yes, once the house is standing, a construction service description is anyway secondary, but if the house is not yet built, at least you still have the option to have a wall installed or add a pink toilet. A selection appointment including sanitary fixtures is also done afterwards. So I don't know it otherwise. If I buy for 500k and want hardwood floors everywhere in the house, the developer can't just say no, you signed for tiles and that's how it will be. With the purchase contract, he is on the legal side. So I wouldn't sign anything like that. With these statements from the saleswoman, it only shows that you don't fit together. She could have just taken a piece of paper and written DIN house 500k on it.

There can’t be an energy certificate yet. Strange sources of information are being used...

When looking at the developer house, you check the equipment and room layout, the rest is the builder’s concern and that is not the buyer.
