I also find that he is not the right partner. With such amounts, fairness is different

The only problem is likely: low supply, high demand.... I definitely wanted to see the construction (performance) description BEFORE signing. As already explained here with the example "warehouse vehicle": you know what kind of warehouse vehicle you want to procure - and whether it has air conditioning and an automatic transmission or not. When buying, it must also be clear what is included and what is not. And whether options are possible - or not. Everyone handles this differently. It is easier for the developer to build everything according to scheme X - and also sell it that way. Nevertheless, there are still possibilities for customization (especially in the finishing). I would never make a decision dependent on a single salesperson - usually, you don’t have any more dealings with them (they are really PURE salespeople). If interested, I would get in touch again and ask which descriptions are available with the note that these are needed for the financing application.

That's how it is.

We have decided against it for now and are continuing to look around.

I would still communicate this upwards to management. After all, you are or were interested. Houses don’t grow like leaves on trees. Later, you'll regret it if after years you still have nothing. Therefore, if I were you, I would build a bridge to keep this option open.
