Hi Force,
just get offers from different GUs, then you will quickly see where you will end up. With the architect, as already said by the construction expert, you have no cost certainty.
With the earthworks, or rather with the earth removal, you can save a lot of money. Inform yourself early at the local building authority, among surrounding farmers, your circle of friends, through newspaper ads, etc., who can take a few m³ of excavation. We accommodated everything at another construction site (they piled up a lot) and only paid a few hundred euros for transport. The landfill would have charged nearly 10T€ for accepting the excavation.....
However, the real cost is catching your slope, if you want the largest possible flat area. Depending on the size/length of the plot, 10T€ can be gone quickly....

We have now also received an offer from a general contractor.
€230,000 including basement and balcony & kfw 70. According to their estimate, ancillary construction costs should be around €30,000. Floor and ceiling coverings (except bathroom & toilet) as well as painting work are not included. The size would be approximately 120-125 m² of living space.
Sounds not bad to me at first. But can it be true for that price?

Sure, that can be the case; the question is whether everything is included and what you still have to pay extra for.

Sounds really cheap. And don’t underestimate the slope!!! Catching it costs a fortune if you don’t do it yourself. I’m just saying, we caught one side over 17m length with a cast concrete wall and paid about 600 Euro for the materials, the landscaper estimated around 5,000 Euro... Right now we are securing one side of the slope with gabions, material costs around 500 Euro... here too the landscaper wanted about 2,500 Euro... The prices called for on slopes are really crazy, and don’t forget all the rainwater drainage, house waterproofing, drains, etc. Our architect never made us aware of that and meanwhile we wonder every day what all this still costs... The whole summer we couldn’t do anything visually in the garden because we were just busy protecting the house from water and dealing with the slope. Honestly... if we had known beforehand how complex this topic really is, we would have walked away from this property.
That said, living on a slope, once everything is finally finished, is of course a lot nicer than living completely flat. :) But there’s a hell of a lot of work behind it.

Our architect charges according to the fee schedule, proportionally based on the value his clients have planned for the house construction. If builders adapt to the materials that fit the budget, then the construction project is feasible. Just agree with the craftsmen that you, for example, are allowed to procure the sanitary installations yourself, then there is a much larger selection of high-quality installations and the installation does not incur higher costs.
