With so little certainty of snagging the desired plot, I wouldn’t pass up a good offer for a house. Here, people who have already built have already suggested that one might be more satisfied with the provisional arrangement than with what was "planned."

So, if it’s a nice sparrow in the hand, and also at a reasonable sparrow price, then I wouldn’t let it fly away because of the pigeon on the roof.

Better one step forward than still standing ready to jump in place in a few years.

Since a period of about 7 years is mentioned, it might be important to take out a loan for exactly this period. Otherwise, a prepayment penalty will be due, and that should not be underestimated. My tip would therefore be to fix the rate for 5 years and then make a decision; you can also continue with a variable rate.

The interest rate is good now, and you remain flexible in choosing the bank. We left our first house again after 4 years and were lucky with our bank – if they had not cooperated, over €20,000 would have been due or our dream of building would have been buried.

Therefore, try not to commit for 10 years.

Did you move to another place or was this first house, like with the OP, not self-planned?

We had bought a semi-detached house second-hand back then because it was for sale in a small village where property is hardly ever offered. We really wanted to move there and initially planned to stay in the semi-detached house permanently.

Our rough plan at the time was: buy a semi-detached house, spend about 20 years there, and then build a single-family house. But since it quickly felt too cramped, we just tried to make it happen earlier, and it worked. Plans are there to be changed :-)

A lot is really possible. I bought and renovated a small single-family house when I was 24. I met my wife, who liked it too. The plan was to live there cheaply. Unfortunately, it had only three rooms and when the second child was on the way, plans for an extension were quickly destroyed by the authorities.

We spontaneously signed up for an open house tour and looked at another one. Considerable backlog of renovations on all things that are not done when you live in it (electricity, etc.).

We liked it from the start, just found it too expensive. But as a couple, we are probably likeable (I think that’s because of my wife). Well, we agreed on a price within a short time. We completely renovated it in a huge effort within 10 weeks. Except for the kitchen and the coverings there, everything is new.

What I want to say: it didn’t take us a quarter of a year to throw all plans overboard. That happens quickly. But it works. We were a bit lucky and the first house increased in value. If you’re interested and can afford it: just do it. What could go wrong with a new build? And in 7 years there will be another couple looking again.
