You can understand what I said that way and you can also get personal directly. But you don't have to. I'm not a banker either, but why they now have to be portrayed as unskilled in handiwork is also not known. I only wanted to point out that they probably cut corners in other areas as well.

A small update from our side: The dilemma continues. We canceled the existing house for various reasons (outside, 1 room too few, heating problem, etc.) and had actually decided on the new build. Briefly: here over 80 semi-detached and terraced houses are to be built in a mixed-use area. In several phases. Now we wanted to get information about the developer and I came across a negative review and was able to contact the owner. The developer built 16 houses last year in a comparable town, also the same type of houses. There were massive problems with construction delays, unpaid craftsmen, and not least unfinished outdoor facilities. The owners had already been to a lawyer, etc. Apparently, he is not willing to negotiate. This is the review: Anyone who wants to know how construction projects managed by Mr. xy proceed is welcome to go to Bad K.. in the … There, 16 homeowners still have neither a street nor parking spaces a year after the planned completion, and partly not even paved entrances, terraces, or heat pumps. The lady sent me pictures and that is really the case. Now we have concerns that we will be living on a permanent construction site. The first construction phase is only supposed to be finished in 2 years from today, that is 20 houses. So 60 more are missing, only then are all streets and sidewalks supposed to be completed. In addition, there is forest (nature reserve) at the back of the site where they have practically relocated all the animals. Could there be problems with the groundwater here? What rights do we have? How can we protect ourselves from ending up in the same situation?

Buy the existing house. With a developer you have little influence. And if he has already caused such problems, I would seriously consider whether to buy anything from him.

It’s quite simple. The Real Estate Agent and Property Developer Ordinance also allows payment upon completion of the property (minus retention of the last installment). That would be the only way to be fairly safe.
However, if he builds a complete mess so that you cannot accept the house at all, you won’t have a house – but you also won’t have paid any money.

It is normal for every construction area that the final road surface is only applied when (almost) all houses are finished. For 80 houses, there are various reports, certainly also concerning soil conditions, ground/surface water, and drainage. Payment according to construction progress and a completion guarantee by a bank.
