For me, there is something like this too, but nothing about incidental construction costs... or I just don't see it among all the advertising.
Except for the painting/wallpapering work and the floor coverings, the house is turnkey equipped

Be that as it may: incidental construction costs are, for example, building permits, construction electricity, water, soil removal, etc.
Additionally, one should factor in surcharges regarding sanitary fittings (bathroom furniture, shower cabin, etc.), electrical installations, etc.
Added to this is the garden layout, such as the necessity of splash protection and the entrance porch.

I suppose that after 2 weeks of searching, much of this becomes unnecessary. That is absolutely no time at all.

Top!
In the Cologne metropolitan area's commuter belt of Erftstadt still "doable."
Friends of ours also bought a house in Erftstadt with about 140 sqm living space - similar conditions.
Of course, you pay for all the comfort that comes on top.

In my opinion, this is not possible with prefabricated house providers, at least that is what we were told in the discussions.

The house is just under 150 sqm + about 16 sqm extension as a cellar replacement and the plot was very cheap... 34€/sqm and is 719 sqm, so even with additional purchase costs still well under 30k
