But is it better to buy a house?

How do you come to the conclusion that I am of Turkish descent? In my family, there is actually nothing Turkish at all and the family is also not helping with the construction. Yes... now when laying the floors and putting paint on the walls, siblings and friends will certainly help a bit, but that is probably the case for most people

But....we are about to move into one...

In addition, there are the usual purchase and locally varying incidental construction costs, which we will determine together; approx. €40,000.00. What can we imagine under this?

For almost 2 weeks I have been checking out every real estate agent's homepage.

Today I came across new construction, purely out of curiosity. I am speechless about the price.

Single-family house (semi-detached) in Erftstadt for 259,410 euros, 136 sqm living space and 301 sqm plot. The price includes the land. The house is being built by Town & Country.

wow....that is very tempting. Additionally, there are 22,049 incidentals (notary, property transfer tax, land registry), without realtor fees. We can pay that out of our own pocket. That makes 281,459 euros. Price-wise very reasonable. All inclusive (worry-free package):
- all architect and structural engineer services
- preparation of the building application
- soil survey
- complete soil preparation with foundation cushion
- base plate (according to geo survey and statics)
- house built brick by brick with thermal insulation bricks
- solar system for water heating
- energy-saving gas boiler
- triple-pane glazing on windows
- shutters throughout the house
- toilet + bathroom fully tiled
- toilet + bathroom fully installed with Villeroy & Boch fixtures
- stairs in finished condition, solid wood, parquet glued
- interior doors made of chipboard with various coatings
- electrical installation by Busch-Jäger or equivalent
- telephone and TV connections in all living rooms as well as
- smoke detector

Only: what exactly does this mean:
There are also the usual purchase and locally varying additional construction costs that we will determine together; approx. 40,000 euros. What can we imagine under that? Something like:

That makes a total of 321,459 euros. The bank only gives us 350,000 euros.

With new construction, we would then have only 1% repayment.

That is too good to be true. Or does it cost more than stated??

My brother-in-law is an architect by profession. Can he be involved to possibly save even more money??
