I think the OP is indeed helped if they get to know counterexamples to the thesis put forward here "Forget it. You can't get a house with land and additional costs for 350k. Your brother-in-law as an architect should know that too".

For someone from Cologne, it is completely irrelevant what is paid for a single-family house in Kiel or Kassel. What matters are costs related to Town & Country, Cologne, or a semi-detached house in Erftstadt. And it matters whether this offer can stand as it is, and the question was: is there anything additional? (For those who have forgotten) One might think that the same people always copy their pre-made building blocks here and wait for an opportunity to take a position.
