Hi,
I am new here.
Here is the post for my introduction in the forum:



My question:
What do you think of the floor plan I have planned?
Where are there possibilities for improvement?
What do you think is absolutely not acceptable in this floor plan?

I am very grateful for tips and experiences and look forward to your opinions!

PS: For those who do not read the introduction post:
It is a bungalow without a basement with a 30° hip roof.
The living area would be 120 sqm with an exterior dimension of 12.5x11.6 meters.
The construction method would be solid. (36.5 cm bricks)

Where is the second children's room?

Hello lastdrop,
Your question is completely justified. There used to be 2 children's rooms when the floor plan was still 13 by 13 meters. For cost reasons, we reduced the size of the house.
The children's room is relatively large. More than enough for one child, for two children I think it is sufficient for the first few years.
In another post, I mentioned that the attic is expandable, where there is enough space for further ideas.
I am looking forward to your suggestions regarding the floor plan.

And where is the printer located?
For an assessment of the draft, room dimensions are needed (but not the dimensioning shown there). This is because most rooms appear very narrow.
The kitchen might be just under 2.70... with plaster and space for cabinets, there is room for barely 4 1/2 kitchen cabinets. This can probably be planned better.
It looks similar for the child’s room and bathroom.
Storage space is missing! The site plan is missing! The elevations are missing! The orientation is missing!
A deep coat rack and partition walls are missing in the hallway.

A side door under the stairs offers more storage potential because it allows better access to the back.

Why are you already planning the load-bearing walls? The structural engineer can do that later, right? Your approach confuses me a bit… also in the other threads…

Apart from the layout of the rooms, the floor plan suffers from poor zoning (public - private) and the central, dark distribution corridor. And no, even glass doors do not bring it brightness. Further information is still missing, I am curious whether the plot really harmonizes with the quasi-square floor plan.

Throughout my entire childhood and youth, the PC and printer were in my room, i.e., the kids’ room. (Household with mother, father, sister, and me). There were no problems. In the last 2 years (now obviously referring to the apartment with my wife), the PC + printer have been in the living room connected to the TV. It could certainly be debated, but in my opinion, that is not the problem ;) I do have dimensions in the 2nd attachment!? (The drawings aren’t really optimal, sorry, I was too hasty with the selection of the drawing.) There is more than enough storage space in the easily accessible attic for items that are not used often. For everything else as well. There is space for shoes and jackets in the vestibule. In the hallway, there are also some corners where small cabinets could be placed. (The house certainly isn’t big, but you have to make the best of it. Which I believe I have achieved here... But that’s why I came to the forum now, to get tips, suggestions, and improvements.) Deep partition walls in the hallway aren’t necessary, as I said, I don’t want to store anything large in the hallway. I haven’t lived differently so far. And that was sufficient until now. North is on the bathroom/children’s room side. Side door in the stairs -> if that gives more space -> THANK YOU for the tip Why am I proceeding this way? Well, the house was planned together with my planner (whom I know) to first calculate costs, in order to figure out if we can afford building a house or what costs to expect. Now, all offers have been obtained and in the end, I could implement the house exactly like this. Before we proceed, I simply wanted to discuss it here again in the forum. Theoretically, I could start seriously today but also cancel everything from one day to the next. I have the advantage that because of private contact with the planner, I’m under no pressure or time constraints. I hope you/you all can understand that a bit. (I would like to continue writing "in peace" with you... ^^) THANK YOU
