Quite a bit has already been said, but you probably looked in the wrong places for hours. If you had read one or two threads here, you would know that your plan will probably not work that way.
From your €200,000, subtract €30,000. That’s the ancillary construction costs. That leaves €170,000 purely for the house without a basement and outdoor facilities. That would put you at €1,360 / sqm. That is the absolute bottom limit, and certainly not if you want turnkey construction and don’t want €5 carpet everywhere.
The budget also leaves no room for contingencies. Do you have a soil survey for your plot? There can be many hidden costs here.
Geothermal energy won’t work with your budget. As already mentioned, a bungalow is more expensive than a one-and-a-half-story house.
With prefab house companies, you will soon realize that subcontracting trades is not a particularly clever decision. Not to mention that the provider sets the rules here.
Mostly all or nothing. And whether you really save money? No idea. Certainly with painting and flooring work, but with screeding, plastering, etc...
The craftsmen from the prefab companies know the house’s quirks precisely and, as I experienced, work at a ridiculously high pace... They were like a whirlwind.
My private craftsmen all worked much slower, were significantly less reliable regarding deadlines, and in the end, did not deliver a better or worse result. With one difference: I had to do the acceptance alone. With a prefab house, there is often a site manager present who watches the guys closely. Not the optimal combination, but definitely better than me.
Moreover, you lose the warranty in many parts if you subcontract externally. And whether your cheap little craftsman can really be held responsible for damages, you have to trust.
My opinion: You have to add at least another €50,000 to handle the project properly. Maybe something will be left over in the end (Okay okay that was a joke, there never is anything left over ) You can then spend the money on furniture or a carport.
