Hello,

we need help with the following floor plan. Are there any improvements or suggestions?

Development Plan/Restrictions
Size of the plot: 1300m²
Slope: no
Number of parking spaces: 2
Parallel to the street (approx. 6m)
no other restrictions

Requirements of the builders
Bungalow with hipped roof (22°)
no basement, one floor
Number of people: 4 (two children 5 and 7)
Office: family use
open architecture
modern construction
open kitchen, kitchen island
garage

House design
Who is the plan from: from us

What do you particularly like?
small hallway (separation private)
terrace no view from neighbor

Notes: sliding door between dining and living
sliding door between hallway and kitchen
we have not yet considered windows

preferred heating technology: hot water heat pump

What stands out to me

small dark hallway
poorly usable dressing room
difficult to furnish bathroom
guest WC with shower too far from the bedrooms
kitchen and dining seem to actually be the hallway

Where should the building services, washing machine, dryer ... be placed
How do you imagine opening the sliding door between dining and living?
When the door is closed, the area at the table is dark
When the door is open, the kitchen window is partially blocked.

Honestly??
There are so many bungalow floor plans online......

Hello,

a daylight spotlight should be installed in the hallway. We did not want such a long hallway. Poorly usable dressing room??? How could we solve this better? Kitchen and dining should be the center of the house. The house technology is in the room in the garage. Washing machine and dryer are in the room behind the bathroom. The sliding door between dining and living should be a glass door and be slid into the wall (behind the living wall).

I have already looked at many floor plans online and tried a lot, but the hallway always becomes too large.

But that doesn't have to mean that the whole family has to trudge through the kitchen to get to their bedrooms.

I like open living spaces and bungalows, but they also need to be well planned. Seeing dining and kitchen as the center of life is a good idea, but it doesn't mean that this main living area becomes the main traffic area for 4 family members. A separate sleeping wing is not uncommon in bungalows, but it should be easily accessible (also gladly next to an open kitchen, adjacent to a dining area, but not through). Also, an office that turns into a guest room should then also be located near the bathroom. You don't see a well-thought-out plan. Aside from that,
- the utility room is too small and as a trapped room is very poorly accessible through a small bathroom. Didn't we have a thread today about the size and design of the utility room?
- the kitchen doesn't have enough cupboard and work surface for 4 people either.
- poor door positions (hardly any good options for storage space)

And:
Just today, when I came home, I briefly thought about where our kitchen and dining would be if we had the entrance on the south side. And I told myself: then I would have the kitchen and dining at the front (in the south), with the living room running to the back.
I think I feel similarly here: with this orientation of the house, I would place the rooms all somewhere else... I would probably put the garage on the other side of the property and use it as a privacy screen.



Improvements: no; suggestions: new!

How do you want to build? With an architect? Then you don’t need to bother... :)

Hello,

thank you for the suggestions. We are building with a building planner. The garage must remain on the right side, as it already exists. Is the shape of the bungalow advantageous, or should I rather choose a U-shape or rectangular shape? Where would you arrange the rooms?
