Bungalow floor plan 5 rooms / garden in the north?

Hello community,

I would be glad if you could take a look at the floor plan. We are not entirely sure. However, maybe we are simply overwhelmed by the freedom of choice when building a new house. The plot is only verbally reserved - the planner said a bungalow (our wish) would be possible.

Bebauungsplan/Einschränkungen
Size of the plot: 740m2
Slope: no
Floor area ratio: 0.4

Building window, building line and boundary: building window 12x15m would be fully utilized with the bungalow. On the side of the garage, it is 5m to the property boundary, on the entrance side 3m. The property boundary on the east runs somewhat diagonally, at the narrowest point just over 5m.

Number of parking spaces: 1x garage 1x parking space - plot at the end of the dead-end street -> We need to be able to turn around on the property. I hardly drive, but I could imagine that it is actually quite uncomfortable/cramped in front of the entrance area.

Roof shape: hip roof
Orientation: The garden is located in the northeast

Other wishes/special features/daily routine: I have concerns especially regarding the orientation facing north. It might also be important that I work in a lab and have no natural light all day. At the same time, I am not a sun worshipper – light is enough for me. Normally, we are also up quite early.

Who designed the plan: mix of architect and us and an original floor plan

We are unsure about the entrance area; it is already narrow at the beginning, the 2.50 should actually provide enough space. The layout of the living room surely deviates from standard floor plans – but we found it largely suitable.

Personal price limit for the house, including equipment: 350k
Preferred heating technology: air-to-water heat pump

You can disregard the clouds. The windows are not really fixed yet and we will forgo the pantry and include it in the utility room (if we even need it).

I don't like the room layout at all. Access to the master bedroom between the living room area and dining table through a dressing room? Dead-end hallway without light? Dining area in the passageway in the darkest corner of the house? Children's room near the entrance and their bathroom too? Right next to the kitchen? With a clipped corner because of the pantry? So they always have to go through the hallway directly in front of the front door if they want to go to the bathroom? Hardly any space for a proper wardrobe?

I can only agree: Get rid of it and start over...

And your budget is hardly at 2100 €/ sqm - that is really quite little these days.

this is already the umpteenth attempt. Somehow I have trouble with the building envelope in general.

If you do not have endless space and money, then a bungalow for 4 people is simply a very unfavorable design. If there are additional requirements such as a study, a large living area, two larger children's rooms, and a spatial separation from the children, then there are hardly any really good solutions. You also simply lose a lot of light, which of course could be solved with skylights in a flat roof. A 1.5 or two-story house is more suitable in such cases.
