Bullet loan to avoid bad KFW interest rate?

We rescheduled it so that as much as possible of the KFW loan is repaid and as little as possible of the bank loan (with us 0.29% effective) – as little as the bank allowed. The mixed interest rate then came out to 0.517%. I thought that was OK. Another bank even calculated it so that the KfW loan is completely repaid within 10 years (interest then 0.75%), but their own interest rate was significantly higher, so the other offer was more attractive overall.

The problem is that your house bank offers you a bad forward loan. It is always like that because you are an existing customer. On the open market, you would fall into the subordinated tier with the FWD with corresponding surcharges. All a bit speculative.

But if you say 0.5% is currently possible on the market, why don't you do everything on the market,

Because I do not want to forgo the €60,000 repayment grant. It will be a KFW40Plus house.
