That can be calculated beforehand to have some leeway with the interest rate for retaining equity.

You could of course choose another option. 1. Install a brine-water heat pump + [Kontrollierte-Wohnraumlüftung] 2. Receive a [BAFA Zuschuss] 3. Buy a kitchen

Of course, the subsidy does not come immediately. But you could get a 0% financed kitchen and pay it off then.

When we were dealing with construction and diligently read up on it here, it turned out that in the end many builders were a bit short on money for the final items. This was independent of the level of wealth. Those who had more also spent more and ended up in the same position; there was often a bit of a pinch and the last item was cut down. Apart from the outdoor facilities, this very often concerned kitchens and often (where the desire existed) a sauna.

We therefore bought the kitchen and the sauna in advance as a precaution and initially stored them. For the kitchen, we counted the needs based on the wish list and the cabinet meters required since then. It worked well. Furthermore, this allowed us to wait longer for the right offer.

Hmm... everyone can do as they wish. But I find the approach somewhat strange.

If you make a proper expenditure and financial plan and stick to it disciplinedly, you won’t get into trouble in the end.

If it does get tight, then those were absolutely necessary expenses during the construction phase that cannot simply be made up 1-2 years later.

However, you can certainly live without a sauna for a few months.

If you artificially keep yourself tight now and buy things that are only necessary at the end beforehand, you might be taking away important leeway for these urgent expenses.

That's how it is. I have a huge Excel sheet where every brain fart of luxury is listed + 5% buffer.

I also believed it was all a matter of planning.

However, it gave me pause that this problem had affected so many before us, and surely they couldn’t have all been stupid. So I assumed that this issue had affected predecessors even though they had acted purposefully and reasonably. Therefore, I also assumed that contrary to our expectations, this could very well happen to us as well.

The decision about what to pay for first was based on the personal priority list. We did not want to worsen our situation. We had no desire to make compromises on these points and thus blocked our way to half-hearted solutions. The rest was based on a planned framework and largely adhered to it. But the beautiful terrace covering only came 1.5 years after moving in. If we had laid concrete slabs as a compromise, they would have gripped the property for 20 years.

I admit, it is a bizarre solution, but it worked for us.
