If it cannot be proven, it is no equity capital.

I expressed myself incorrectly. If you take out, for example, a €450,000 loan but only have invoices for €430,000, can you then use the €20,000 for other things?

Yes, that should not be a problem or is normal.
You can also easily tune the calculation by generous rounding up and/or include a fireplace that you then ...oops... don't actually build. You then use the remaining money for the kitchen.

We are not concerned about the kitchen. We finance it from equity. It is about having approximately 20-30 k€ in reserve in case additional costs arise. If the money is left over, we would probably use it for special financing.

What is special financing?

At least in the contracts I have read so far, you are only allowed to start with special repayments after one year. So you pay interest on the "excess" money for that long. That is why I always find it important to make as accurate a calculation as possible, because too little money is really bad, but too much also costs unnecessary interest (both regarding the later repayment and due to the increased loan-to-value ratio and thus a higher interest rate).

It doesn't matter what you then use the money for. The OP uses it for the kitchen, you for your other things.
