Building plot deeper than street with "stream" - Additional costs?

Hello,

we looked at a plot of land today. The plot is about 50cm below the street level, with a very small creek about 15 cm wide in between. (very little water)

Has anyone ever had a situation like this regarding earthworks and costs?
The construction company would also somehow have to get onto the plot.

But the small creek quickly becomes a large creek, and then your property will flood even before the street... We also looked at several properties with adjacent [Bachlauf]. Categorically excluded, that does not make you happy in the long run when with every heavy rain the fear arises.

I thought the same ... it feels like storms with flooding are increasing. Even here in our flat region, a city center occasionally gets flooded ... you can never insure that. Unless you build a dam ;) I assume the property is attractive in terms of price?

Are about 1100 sqm for 160,000 vhb.

And here in town, you can almost expect 200€ per m2.

Unfortunately, I cannot insert a picture as it is too large.

Have you ever inquired how often the land has been flooded? What happens during heavy rain etc.? It is not an impossible undertaking. You would have to have a construction road built anyway because you somehow need an entrance at some point. Probably a big pipe will go there for the little stream into the ditch and then it will be built over. Unfortunately, I have no idea about the costs for that either – but I suppose it won’t be a deal-breaker for building the house. How are the neighboring plots developed and how is it handled there?

Furthermore, I would have the house raised significantly. We had ours built 50cm higher because we have a slight slope on clay soil and during heavy rain there would otherwise be a risk that water would run into the patio doors. It wasn’t a huge amount – it was included in the base slab and earthworks – maybe about 2,000 euros.
