Building inquiry for a 6-unit house in a residential area

Hello, We have learned that a multi-family house with 6 apartments is supposed to be built in our new development area. Actually, according to the development plan, only a maximum of 2 units are allowed on one property and only 2 floors. Now there is this request, presumably from an investor, whether he may put it there on 600sqm. So far, there are only single-family houses, max. with a granny flat. If the municipality agrees, do we have options? Almost all residents are now against this meeting. We are not sure whether the municipality is not happy about it since every property is sold and there are also new residents... Is it that simply possible? Direct neighbors were not asked to agree.

Where exactly is the problem? In our new development areas, it is structured so that alongside single-family houses, there are also semi-detached houses and one or two multi-family houses built. Isn’t that even legally anchored (naively asked)?

What exactly is the problem? Does the house take away your sunlight? Is the parking space not sufficient? Don’t you like your children playing in a playground that is also frequented by children from the multi-family house?

Hello The message may have come across unclearly. New residents are warmly welcome whether in apartment buildings, rental properties, owner-occupied homes, it doesn’t matter at all. The problem is that the plot is one of the smallest in the entire development area. It takes away the sunlight from the surrounding houses. With parking spaces, there would have to be at least 6, according to the development plan actually 2 per dwelling unit, how is that supposed to work???? Without the house towering over everything and taking the sun. In the next village this gone so far that there are scattered single-family houses and in between. 4 two-story huge blocks. For the residents of the small houses, any privacy in the garden is thereby lost. Only simple houses are planned here. We have also built among other places here because we didn’t want to feel like we are sharing the terrace with the neighbor and here each plot gets enough sun. Again, our problem is certainly not the people but simply the size of the house.

Then once again carefully read the development plan (including the plan itself) to see exactly what it says. Because if you read it closely, it usually quite definitively regulates the problem of the competition of sizes from the building plot and the approved floors, so that later a bungalow does not stand in the shadow of a multi-story building.

According to the BP absolutely not permissible. Neither height, nor built-up area, nor residential units. However, we were told that the municipality can approve a deviation (and probably does) and has done so several times already. Are we then out of luck? Or can neighbors also file an objection?

What one might also add is that there are two large plots of land here. Although technically only a normal house is allowed there, one could certainly build larger houses. They wouldn’t block anyone’s sunlight in any way, and you can get plenty of parking spaces on them with enough green space. However, the plots are naturally more expensive. And thus, presumably, the returns are smaller... Although some of the apartments here stand empty for months before being rented out again.
