It is obvious to assume that the architect simply messed up, with a general contractor there's only the budget package and then it just has to be corrected.

Wow, it really looks like an old bunker

As sloppy and inadequate as the building application was, what makes me suspicious is the note that the partial demolition requires approval. Something could still come of this, even up to demolition. Is this thing structurally sound??

On the other hand, everywhere it says "clarification and adjustment." To me, that initially seems factual and friendly, so the building authority could actually be satisfied with a proper application and there is no too fundamental problem.

I would first have the plans properly revised and then personally show up at the office with the new ones, before the documents go through the mills for months in every iteration.

I am not familiar with the legal aspects ...... but the building authorities also exercise discretion, so you can achieve quite a bit, always be nice.

Would you have bought the property if you had known that?

Even if some properties are very popular, with a preliminary inquiry you are at least better positioned.

No. A preliminary inquiry is only useful in most cases if planning law issues need to be clarified. Here it is only about building regulation questions, which cannot be answered due to the inadequate construction documents or were only raised in the first place because of them.

Yes, that is very important here.

If the cave and the embankment are not included in the current plans, then they currently assume that the OP will have all of that demolished at great expense. That is why the costs for the removal should also be specified. With a demolition of the basement, the project is easier to approve.

But if suddenly all of that is supposed to be preserved, then approval may become very, very complicated. Therefore, it is essential to seek a personal conversation to find out the authorities' expectations.
