Thank you for your offer! But I come from the Rhine-Main area. Unfortunately, completely different amounts are dealt with here. We have therefore decided on a terraced house with a small garden on the edge of the commuter belt. So we are well supplied :) But somehow I also understand you! Maybe there are cheap modular houses or you build a smaller house with expansion options. You can rent it out at first and then pass it on to your children later.

Congratulations first of all on the property!

No, too expensive. Unfortunately. I spent 5 hours last night calculating everything. I come to at least €1650/m2 finished living space (with contacts, lots of EL etc.) including ancillary building costs, Häcker kitchen, fence, garden, driveway, etc.

If 2 or 3 items get out of hand (no material, delays, further price increases), I am definitely at €1800/m2 – this scenario is unfortunately likely) For this, I need €13/m2 at the now due interest rates – 18 months ago it was €8.7/m2. This is madness! Plus risk surcharge for vacancy!

Thank you! We are still in the construction phase. Fortunately, we were still able to take advantage of the low interest rates from 2021. With the current prices and conditions, it does make you feel a bit uneasy.

Would a rent of €13/sqm be a problem there? Here with us, that is normal for a new building without luxury. Would that be cold or warm?
