Otherwise, I agree. You should already expect €2,500 / sqm. And that’s just the house costs. Plus garage, outdoor facilities, incidental construction costs, incidental purchase costs.

Building in Thuringia yes BU is a matter of belief - however, we have a case in the family where it would have been good to have one, and cancer can affect anyone… my husband has a significantly higher disposition for it Pension insurance includes Riester and yes, I would probably include it - that then shows our consultation regarding financing. I still own agricultural land which is leased - however, it is part of an inheritance community and is therefore not easily sellable. The current standard land value of my share is about 70k - and I am considering contributing this later when the distribution is settled. Either as a special repayment or when the fixed interest period expires

What kind of land costs are these? 200 thousand euros for 740 sqm in a small town in Thuringia?

For example, in Kölleda it was recently still 89 euros per sqm in the new development area. Here with me, it is still 70€ in southern Saxony-Anhalt.

That seems already exorbitantly high to me. At the end of your project, you will certainly have reached 600,000 euros. That seems to me, Thuringia, no matter where, somewhat oversized. In the current situation, I wouldn't want to tie myself to this block. The market will collapse shortly and you can buy or build cheaper. Timeframe 1-3 years.

I think everything is calculated too tightly. Better to finance responsibly and not to provide additional funding.

In which crystal ball have you seen that? It seems to be broken if it says: "Green government, fewer and fewer building plots, more and more people still want their own home = cheaper"? Find the mistake...

The earnings are ok. I also see a wrong calculation with 350000€. You should at least calculate 2500/sqm. Then 30-50000 for ancillary construction costs, then the garage, paving/outdoor facilities… that quickly adds up to 50000 sunk as well.
