And this gray area is actually avoided in many building codes/zoning plans by having on the one hand the area limitation, on the other hand the maximum length for boundary construction, and very often as a restriction of this maximum length a division onto 2 sides.

Very well known are therefore 15 m boundary constructions with a max. 9 m on one property side. This way, a 9x6 m garage can be placed in the corner of the property.
