Build an extremely narrow house with a width of 4.5 meters due to setback areas

Hello everyone, I currently have a plot reserved where you can build a maximum of 4.5m wide and up to 14m long. 2 stories. Do you have experience with building on such a narrow lot? Are there house providers who build such narrow houses? A single build as an architect's house would probably be very expensive. If you have experience, feel free to also add your floor plans. Thanks in advance!

4.5m without walls is only just over 3.5m inside ==> better keep looking.

Then you know the community, place a search ad in the community bulletin every 2 weeks for a quarter of a year, your sellers have no internet and Immoscout, they are over 80.

Such a house really has to be something you want to build. An exterior wall is about 40 cm thick, so inside you are left with 3.7 x 13.2 m. Such houses do exist, but you definitely have to make compromises. You won't find anything like that in a catalog; it only works with an architect, and one who has done similar projects before. Any company can build it, but with the limited space I would opt for the thinnest possible wall construction. With such tight dimensions, in my opinion, you hardly can avoid a basement, since above ground you simply have very little space on two floors and you certainly don’t want to waste it on a utility room. So the project will definitely not be cheap. In my opinion, it’s only worthwhile if you have a literal building gap in a market with land prices beyond 1000€/sqm. PS: if you google for it, you find a narrow house at Schwörerhaus. But they are over a meter wider, and that really makes a difference here.

In our village, there is an ancient house with an estimated width. Many passage rooms.

I think it depends on what you want.
A couple who loves openness will certainly cope better than a family.

I would stay away from it or at least have an architect take a look.
