So for me, the practical aspect alone would be a deal breaker. Even a prefabricated garage as a basement would cost 20k, plus excavation, gravel layer/foundation. Then I still have to get from the house to the garage and a narrow (otherwise it restricts too much again) spiral staircase down. Then I’d rather spend another 20k and have my house basemented, whose rooms I might even be able to use later as living space or a hobby room.

And I think Lexmaul’s addition is also a thought, because the excavation is wider than the garage, so it extends into the house. So it has to be backfilled and compacted again. We’re currently dealing with this issue under our basement, a soil exchange plus subsequent compaction isn’t exactly cheap either.

We have completely done without a basement and instead have about 27 sqm of basement replacement space behind the garage. The heating technology is also located there. In addition, you save yourself the stair climbing and also the space required for the stairs. Of course, this only works with sufficient space on the property. Since you are already planning your garage larger than "normal," this could be an alternative, right?

Hello,

"Acquaintances" so rarely have any idea about the costs of their ideas

EXPENSIVE 50-60k for a usable basement of this size? Are the ground conditions difficult?

I don't think you will save much money with this plan; 'Lexmaul' has already given the keyword! First, the pit for the garage basement must be excavated, then the finished block inserted and backfilled and compacted. But since the "natural terrain" around the garage has been altered and thus also in the area of the house slab, the slab must be supported along the length of the adjacent garage by means of bearing (stepping). If the garage is flush with the house edge along its entire length, you can easily have an additional 15k EUR (in NRW) on the bill. Plus soil replacement costs if the ground conditions are really difficult.

PS: it would be desirable that you complete your profile:

Rhenish regards
