I "revealed" in post #4, where I am currently discussing the basement topic (regarding yes/no/which form, but without the special aspect of water). You should have read many times here that rooms cost standard- and not location-dependent.

Building in the groundwater allows no mistakes. Accordingly, you should choose the construction company carefully and have this execution closely supervised. will surely go into more detail. Of course, it is not cheap. On the other hand, it is better to calculate with a basement in the groundwater from the start than to plan a normal construction and then spontaneously organize dewatering at corresponding additional costs.

Well, then I would rather build more safely and generate usable space as an extension or in the attic, for example under a nice gable roof. A sports room and hobby room also make sense with garden access or real windows, so rather on the ground floor. This is about usable space, not about finishing living space. However, this creates a barrier on the ground floor to the garden and entrances. The terrace must be on a hill, the entrance platform then consists of several steps. That is actually not what you want. So if you are planning a double garage anyway, rooms can be adjacent there. It is also better for lawn mowers and such.

I would also inquire in advance about how your coverage through a [Wohngebäudeversicherung] looks. If you build the basement directly in the water, you probably have bad chances in the event of water damage, or you have a long process and evidence to prove that the measures to protect the building were sufficient.

Regarding storage space in the gable roof, then take the advice to hire Studiobinder to heart. Unfortunately, I missed that (unfortunately, I also let myself be talked into a suburban villa hip roof when I was still inexperienced and naive).
