My utility providers give only sparse information... by the way, there is no development plan but Paragraph 34 of the Building Code applies.

Sorry.. but I simply have to disagree with you.. building in a developed area in the second row does not have utility connection costs of 30 k€... if you really add a 40 m driveway at 50 € / m² that might come closer to the matter - but still not. It may also be that there are certain federal state-specific requirements and regulations - such as a fire department accessible driveway or digging up and restoring a federal road that drive up the prices. In the new development area it may be different.

The external development costs are roughly, for example in [NDS], 8000 for electricity, water, gas, and telecommunications. This applies to a development of 25 meters. For each additional meter, there is a surcharge. However, it is not exorbitant but still affordable! So please: inquire, follow up, dig! These development costs are indeed a chunk of money but do not rise excessively for a narrow strip of land.

If the question marks refer to my answers - I am talking about the total development costs; that includes a bit more than _just_ the public utilities. Moreover, the costs of the public utilities vary from municipality to municipality; I can hardly imagine that this should be different in NI.

Agreed.

In southern Hamburg, with a similar access: creating a construction road, and laying empty conduits & water/sewage on our property: €12,500; construction power €950, Telekom €400, power grid: €5,000, plus the water connection on the street for which we roughly estimate €5,000 with the waterworks. Then also the sidewalk restoration with the city €5,000.

Hello and thank you!
That’s what I thought too, but why then so many statements that the costs become immense?

Where did you get the information about the 8000? Self-built? And is everything included/earthworks etc?

Thank you very much!!
