Assessment - Solid House Offer

Dear forum,

after over a year of silently reading along, the time has now come for my first post. For a long time, I wished to finally become active as well, because I really find the tips and inputs given in this forum great!

My husband and I want to start building our single-family house next year.

We now also have the offer from our preferred general contractor and I would like to know your general assessment. Do you consider the price reasonable, cheap, expensive...?

In the forum, the 2,000 € (or by now probably 2,200 €) are always mentioned as flat construction costs. We have also calculated with the mentioned 2,200 €, which we actually exceed (considering that several trades will be done by ourselves).

Of course, we are aware that our "extras" also have a price impact. The upgrade to a KFW house (due to the currently good subsidies) also naturally plays a role here.

Long story short – I’ll get to the essentials now:

- Location: Bavaria (Upper Palatinate)
- KFW 55 – solid house, built with 42.5 cm bricks
- Ground floor + upper floor (with knee wall 2.25 m) and gable roof, without basement
- Living area: 175 sqm
(about 10 sqm of which are vestibule or part of the utility room, realized by an extension)
- Heating: air-to-water heat pump + underfloor heating
- Clear shell construction height ground floor: 2.76 m, upper floor partly open to the ridge
- Extras included in the price:
controlled residential ventilation, external blinds on the ground floor, electric roller shutters on the upper floor, a 2.5 m wide sliding lift door, concrete staircase, two-tone plastic windows, laundry chute, cistern

Price: 389,666 €
(excluding the trades electrical, flooring, painting and tiling, as these will be done by ourselves)

We are really just interested in your honest assessment regarding the current construction prices. You read quite a bit in the forum, but Bavaria is apparently really different from other federal states.

Sounds to me like almost a bit much - but since I can only compare it to our solid wood house, that might not be very meaningful. How would you describe the basic equipment, how many bathrooms are included?

It's not a huge house and without a basement, lots of own work. Seems very expensive to me.

On the ground floor there is a shower toilet and on the upper floor a bathroom with shower, bathtub, etc.
Both showers are barrier-free, which has already been taken into account. I should have mentioned that, please excuse me.

And the price is only for the house? Without additional construction costs?

I also find it a bit expensive; we are at about 320,000.00 for electrical work and the materials for floors and walls. We have 130 sqm of living space and a double garage measuring 6x9 m. The garage is included in the price. Additionally, there is an attic where the technical equipment is located, and there is a concrete staircase leading up there. KFW 55, photovoltaic, electric shutters everywhere, controlled residential ventilation, and air-water heat pump with underfloor heating. Construction begins next week, NRW rural area.
