Assessment of the construction performance of a property developer - experiences?

Unfortunately, I have never heard of a "Bauleistungsbeschreibung," not even from previous "Generalunternehmen" from whom I requested offers.
How is one supposed to know that? I also think it is not always listed on the respective general contractor's homepage (checklist for house construction).
No one said that we do not want to pay 300 € for a so-called Bauleistungsbeschreibung review.

Just read your brief construction service description (Bauleistungsbeschreibung): Does it explain anything about the square meter number, number of floors, roof shape, terrain shape of the property (how much earthwork is necessary), etc.? No ... so, what does it say ... little to nothing.

Think about it yourself. Can you tell from the text whether an air-to-water heat pump from Medion is installed? Do you want Medion or rather Sony? Is the heating capacity sufficient? Are the windows made of aluminum, plastic or wood? Single or triple glazed? Are the window profiles even compliant with the Energy Saving Ordinance?

How should anyone know that?

Read up, inform yourself, google, compare, be active yourself. Honestly, it’s your construction project; if you "mess it up" due to too little initiative, then it’s not the fault of the general contractor. If the house and quality do not meet your expectations (I mean that literally) because you didn’t read the construction service description carefully and your inner eye played you a different scenario, then you cannot hold anyone liable. We have quite a few impressive examples here where it went that way. Feel free to add yourself to the list. :-p

If you want to build, some self-study would be very helpful to have a knowledge base. First, read through the forum, then ask your questions that you haven't been able to solve yourself by then. You can't naively plan or carry out a house construction with a forum backstage. And you can only compare the prices in your area with further offers. Yes, and you should work out your numbers yourself! Only then will you get an overview and a feel for prices :)

In humanist circles, people prefer to read complete sentences rather than hope for insights from tables. Tables primarily do one thing: they narrow the focus to the parametric.

But you are welcome to have fun with it – it will clearly show how unstandardized the statements are and how difficult it is to arrange apples and oranges in a table accordingly.
