Assessment of the construction performance of a property developer - experiences?

Hello everyone,

I wanted to show you a construction offer from a developer and ask for your opinion on what you think of it:

-Solid construction method
-5-year warranty
-Architectural services, -earthworks, -floor slab-, -shell construction, -plaster facade
-Carpentry work, -roofing work-, -windows and front door, -heating/ sanitary
-Drywall construction, -electrical, -interior staircase, -structural calculations with reinforcement plans, thermal insulation certificate
-24 cm masonry as Poroton/ Unipor, -interior masonry Poroton/ Unipor 17.5 cm/11.5 cm
-Plaster facade, -roof truss construction as gable roof, -roof covering with glazed clay tiles (Creaton)
-Eaves made of plastic, -windows/ French doors Rehau as 6-chamber system
-Electric roller shutters, -air heat pump, -chimney, -underfloor heating in all rooms with individual room control (ground floor + upper floor)
-Circulation pipe with pump, -electrical installations according to construction description
-Interior plaster- screed work according to construction description in all rooms
-Front door made of aluminum with side panel

Own work:
Tiling, painting, flooring, interior doors

The developer would charge €203,750 for this, the land costs €52,500

What would you criticize about the services? Or is it to be considered solid and okay?

Then it is not a developer: a developer sells house and land only together, not separately, and also not with itemized price shares.


He also does not provide any warranty, because he is not selling the construction of a house, but a developed plot of land.

You probably have an offer from a general contractor instead.

To get a bit more factual again... If you are sure that you want to build with the general contractor, grab your scope of work description and have it checked by a construction expert; he will tell you what is missing and what you need to pay attention to.

It is truly incomprehensible that men/women want to build for over 300k but do not want to spend 300€ for the scope of work description review. A forum is only suitable for this to a limited extent. If you want to do this review yourself, i.e., compare positions, then you need competing offers. Create an Excel sheet with each individual position so that you can compare. This is how you find your general contractor. This takes time and can take several weeks in individual cases. This cannot be solved with a single post in a forum.

Later on, people wonder why the double sink with vanity then costs a 3000€ surcharge. Or why the tiler can charge 150€ per sqm including material.

It has gotten bad here. The questioners are becoming increasingly dependent.
