Never ever. At first I thought the 300k€ was equity ;-p You have 3 floors with living space quality. For 300k€ you can barely get 2 floors. With medium upscale fittings, not even 2 :) considering the terrain. Own work is not even to be thought of. Or do you want to make 50k€ by painting?

About the budget
Rule of thumb: 2,000 euros per sqm
Some manage it with a lot of skill and thrift with 1,700 euros
Additional construction incidental costs apply and they are not insignificant on a hillside
Likewise, the outdoor area costs more on a slope

Own contribution
Google "Eigenleistung Hausbau Tabelle"

Timber frame is not cheaper than brick on brick. Especially since your ground floor is not built with timber frame

Does the house have to be pushed that far north?

Do you need all the rooms or is the workshop just a filler

For the basic use, the question also arises for me ... what happens in practice?

Basically, I would place the practice more to the east on the right side of the plan. And on the living floor, I would place dining/cooking/living to the west on the left side of the plan .. whereby there could be a level access from the kitchen/dining to a west terrace.

Ahh... I bump my head, right? But that fits. It is known to increase thinking ability.
That it leads into the living room was deliberately planned. But we are still doubting that, yes.



I think that would fit. Besides skis, tents, and the like, beverage crates, milk, etc. are also supposed to be stored there. I wouldn’t want to always go through the workshop for that.



Glad to hear that. Where and how would you reduce the house if you look at the living floor upstairs? To me, it doesn’t look too spacious (children’s rooms 14m2, bedroom 16m2...)
Would one rather have to save on living/dining/cooking, or?



I have two floors of living space quality. That would then fit :-)



I have thought about doing the ground floor mostly myself since it is initially not urgently needed for living purposes.
So moving in, then painting, laying tiles, and making the ground floor “nice and cozy.” Too crazy?



So I would have to reduce the house from about 300m2 to 200m2 to reach about 300,000€... As asked above: how do I best do that?
The rooms are needed. Also the workshop.



I’m uncertain about that. On the one hand, I almost think so, since the building boundaries lie quite far north on the plot. On the other hand, I also want to be able to go outside from the upper floor... If I don’t set it that deep into the slope, then that won’t work. Or are there nice options?

And we will definitely consider that. Somehow it rubbed off from the current living situation. Sunrise during breakfast and all...

If you want to include the building regulation aspects in the discussion, a larger excerpt from the drawing part of the development plan and the entire textual provisions are necessary, alternatively hints (no links) on where the plan can be viewed online. I suspect that garages outside the buildable area are not permissible. The balcony/terrace and the external stairway certainly are not. Is the pitched roof with 22° fixed? Do the wall heights apply alternatively to all properties or is the construction method E+1 or E+D plot-specific? How is the height reference point defined? The solid lines in the development plan excerpt are presumably contour lines. Are there numerical values for these? Does the terrain rise continuously or are there significant faults? The NHN heights at the property corners and the building window corners would be informative.
