Reality has caught up with all of us. For example, a year ago I financed €150k more than I set as a limit for myself three years ago. In other words, you only have 2 options. Flat land or significantly increase your budget. Ignoring it or blindly rushing into disaster with "it'll work out" won't help either.

Budget usually cannot be increased indefinitely. The house on the property will probably cost between 500,000 and 600,000 euros.

Increase budget
plan smaller
more easily buildable property

No more options remain.

You imagined 260 sqm with 300k€.
How should that even work? Now putting the site aside. You would already end up at 500k€ for construction with EL somewhere on a level plot.

Before throwing sqm around and designing floor plans, you have to see what you can afford. Otherwise, the work is for nothing!?

Yeah, yeah, you're right. And still. I just looked at what I would need. To be happy.

And now maybe next I'll look at what I can afford. And then maybe a compromise will be found :-)

I’m curious. 140 sqm on a flat plot already costs 260-280k€ without additional building costs.

Just don’t come at me with some catalogue prices of 160k€ for the house like Danwood. :p There’s still a lot missing, not just the additional building costs.
