Assessment of single-family house offer from the local construction company

I ask you for an assessment: I have an offer for a single-family house with approximately 175 m² of living/usable space. Construction without a basement with two full floors.

Construction costs with controlled residential ventilation approx. €280,000 including earthworks. Offer and service description attached. The company builds some houses in our region and is based here.

The offer seems quite cheap to me, so I wonder where the catch is. Sanitary and tiles are an item for which I am still calculating about €15,000 additionally. Are there any other major items regarding the pure construction costs independent of the usual incidental building costs that are added at the end? Architect and building application are included.

I look forward to suggestions.

Yes, an additional €50k or more is quite likely. Since supply and disposal, including drainage, are not clarified. The civil engineering work is not clarified (maybe you still have rubble or an old foundation under the turf? You even have to pay for the outhouse yourself.

Electrical is way too little, tiling is too low, windows double or triple glazed? Just for sanitary alone, the shower cabins will cost you about €3k, depending on the design.

I don't have enough time to write everything I would want to.

How much budget do you have?

Wanted to invest a maximum of €400,000 including incidental construction costs plus the land. Tiles must be at least €50/m2, I agree. The land is arable land, there is nothing underneath, a soil report is available. What falls under supply/disposal = the house connections or not? What do you think is missing in terms of electrical work?

But thanks already, these are the right points to consider

Civil engineering work seems to be clarified by the report. The windows are triple-glazed, as seen on the profile.

Regarding electrical work, Zaba12 is of course right, there are too few sockets etc. No quality is specified for the interior plaster.

In bathrooms, costs can quickly range from 5k to 50k euros. If you choose cheap items and shower cabins from the glazier, I would plan an additional 6-8k for the bathrooms.

Construction electricity and construction water could become expensive for you; perhaps you can still negotiate these items as included.

What did the declaration analysis show? DK0 or more? Do you have to dispose of soil? What are you going to do with it?

Drainage: Everything that has to do with rainwater and domestic wastewater drainage (KG piping, inspection shafts, cisterns, etc.) So the complete constructed route from the roof and toilet to the sewer. These are not the connection costs.

Electrical: Overall, the quantity is too low.

The total amount is quite feasible without a basement which you do not have *thumbs up*
