I initially see a house with a basement being built there, or in other words: no suitability for one without a basement. Increasingly critical lately is the question of how the municipality envisions the development: unfortunately, in some places it is becoming common to build streets "in the open." Therefore, the property's summit elevations may be of little use if the street design elevations are not yet known.

Thanks, that's a good tip. In our case, it will be tricky because the slope gets significantly steeper uphill again (vineyard location) and other areas of our districts are also being considered for further new development areas. But of course, anything is possible.



We are currently considering putting the garage in the basement and building the house on top of it.

The house should then, depending on the possibilities, a) be as close as possible to the driveway to avoid wasting space for the garden, or b) be as far north as possible in order to orient the garden towards the "best" cardinal directions.

What do you think?

I would have placed the garage in front of the basement and used the basement as living space. You get rooms with natural light. At most, your room program is so small that the garage and stairs serve as the basement.

Look around here and in your surroundings and gather ideas.

Our basement/lower ground floor is fully livable space and you don’t notice anything of the slope or basement. It is more a classic ground floor and was always referred to as such.

An acquaintance has an entrance and double garage below with a similar partial basement. If he had fully basemented the whole house, he would have sunk a fortune into storage rooms without natural light.

The house made of exposed concrete is accessed from above.
Hampshire has an unusual concept.
Arifas has sleeping and entrance downstairs.
Living upstairs.

The slope faces south, right?! Then living space in the basement, garage as boundary construction to the east, with the entrance there as well.

Consider the "unthinkable" for many: separate the garage/carport from the house. You gain more light in the basement for living spaces, save money on the shelter for the metal roof, and no longer have a conflict about using the most beautiful side for the garden. Our cars have been parked outside for years and some of them have been over 20 years old with us; there have never been technical or aesthetic problems because of it.

At first glance, I would definitely try to access from the north. Garage due to the angles in the northwest. Then the house with ground floor and basement + possibly attic.

The question remains whether you are even allowed to do that, especially given where the building plot is? The property also doesn’t seem to be very wide, does it?
