Hello everyone,

we are planning to build a semi-detached house in the Rhein-Neckar-Kreis area, the plot is available.
Attached are the most important key points from my perspective.

    [*]Semi-detached house 2.5 floors
    [*]160m² living space + 60m² utility basement
    [*]Shower bathroom in the basement and attic. Family bathroom on the upper floor
    [*]Flooring on the ground floor, upper floor and attic parquet/tiles with max. 44 €/m² material costs, screed in the basement
    [*]Gable dormer on one side of the roof
    [*]Air/water heat pump
    [*]Apartment ventilation system with heat recovery
    [*]Shower/WC in basement and upper floor, bathroom on upper floor
    [*]Venetian blinds on ground floor, upper floor and roller shutters + 2 skylights in attic, all electrically except skylights
    [*]Walls with textured wallpaper
    [*]Underfloor heating
    [*]Not included in the offer are outdoor facilities, garage, kitchen
    [*]KfW 55 (the provider builds KfW 55 as standard. However, I think it doesn't make sense without subsidies and the difference to KfW 70 won't be recouped. Therefore, the plan is to go for KfW 70.)


Fixed price 583,000€
Additional costs: 44,000€

I ask for your assessment, do you find the price normal/too high?

A sauna is planned in the basement, hence the shower bath. Underfloor heating is installed in all rooms except the utility room.

I am waiting for the offer from another general contractor. A couple of friends have had good experiences with him, and I also found the first conversation great. The problem is that he does not offer a fixed price. According to his rough estimate, however, he is 10-15% below the offer.

However, I am not sure if one should take the risk of building without a fixed price in these times.
What do you think?
