Are the construction costs for a terraced middle house justified?

Thank you very much for the assessment. I did not quite understand the comment about the party wall. Depending on the building material used, this is constructed differently.

With Liapor, it will be 24cm LAC 8 plus 12cm mineral wool instead of 42.5cm. (plus plaster each) The thinner wall has better sound insulation. The mineral wool is supposed to compensate for the thermal insulation.

With solid wood, 22cm wood plus 4 cm mineral wool, otherwise 29cm solid wood (plus plaster each).

With the timber frame, it is 42.5cm with the same construction as the other exterior walls including plaster.

Why am I comparing apples with oranges? I am looking for the cheapest provider for a mid-terrace house of a certain quality level. These are now offers with different materials because I also wanted to see whether they differ significantly in price.

The prices seem very high to me. My colleagues who have built in recent years paid much less per m², so I wonder if I have any significant cost drivers in the requirements. It cannot be that you have to put almost 500,000 on the table for a mid-terrace house without having a sauna or pool or any design elements installed. Have prices exploded like this? Are there differences whether you build in the countryside or in metropolitan areas?

Would it be somehow possible to build the above house for 350,000 including ancillary building costs?

I am also surprised about the price; I could understand it for a detached house, but not for a mid-terrace house.

Because different construction methods simply cannot be compared with each other. Decide on one construction method and then get up to 3 quotes. Then you will know what a terraced house will cost you. The energy saving ordinance has been tightened in recent years, building materials as well as craftsperson hours have become more expensive. Looking back is useless to you if you want to build in the here and now. No, as I explained above. Rhine regards

Basement, ground floor, first floor + attic, in the attic another full bathroom like a loggia, controlled residential ventilation with heat recovery, 3 lift-and-slide doors, 2 party walls which have to be executed as regular fire walls. Additionally, it is supposed to be built in Hesse, that adds up.

Ok, so I still don't see the attic as a cost-saving potential to be developed, but possibly to install heating and screed, but not to carry out other floor coverings, painting, and wallpapering, and only to prepare the bathroom (pipes). The ventilation system could be omitted and only a decentralized hygrometer-controlled ventilation installed in the wet rooms. Furthermore, a few trades could be carried out by oneself, such as painting and wallpapering, as well as floor coverings except for tiles. Why do the walls have to be executed like regular AWe? Because of fire protection or because the house will initially stand free? What influence does Hessen have on the costs? Permits, requirements? As I said, I have looked at different providers because I wanted to have an overview of various building materials. Wood seems to be a very good building material to me, whether solid wood or high-quality timber frame construction.

In our area, terraced houses average around 460,000 with just under 140 sqm of living space + just under 20 sqm developed in the basement area. Corner houses require an additional cost of around 30,000. Prices are from a current development area in Ulm/Neu Ulm.
