Are special request prices reasonable?

I have an offer for a semi-detached house in the Stuttgart area and would be very grateful for your opinion and expertise on whether the prices for the special requests are reasonable or not.

The developer is charging the following

[*]Extra charge for underfloor heating €57/sqm + €145 per thermostat
[*]Electric shutters €240 per window
[*]Garage €10,000
[*]Decentralized ventilation €1,600 per room
[*]Second bathroom €5,000
[*]An extra living room in the basement €5,000
[*]Network €100 per socket
[*]Parking space €3,000

I know our offer for decentralized ventilation - that's already a lot. The second bathroom depends heavily on the bathroom...

Garage for 10k what is missing there?

I find the extra charge for underfloor heating quite high
Thermostat in the switch program - fits
Shutters also fit
Garage very cheap - why?
Ventilation too expensive
Bathroom depending on equipment - but should fit like that
Living space in the basement - like the bathroom
Network - I have no idea - but I find it a lot just from gut feeling
Parking space could also fit
