Hello everyone,
My girlfriend and I are currently planning a house. We have already received a few offers from general contractors, which I personally found quite expensive. That’s why we recently visited an architect who is also an energy consultant. Originally, we wanted to build a KfW55 house due to the KfW loan, but we have now moved away from that idea again. The plan is to first see what standard we can already achieve and, depending on that, possibly invest a bit more in insulation or something else.
Regardless of that, it would be interesting for us to know whether the architect’s offer is complete in this form and if we can then go to a general contractor who will do the further work.

1.1 BASIC INVESTIGATION | PRELIMINARY PLANNING
Clarify the task and advise on the entire scope of services
Analyze the fundamentals and coordinate the objectives
Revise the first preliminary draft
Advise on the selection of other specialists involved in the planning
Develop a planning concept including alternative solutions
Integrate services of other specialists involved in the planning
Cost estimation according to DIN 276
Summarize the results
1 flat rate. EUR 1,200.00 EUR 1,200.00
1.2 DESIGN PLANNING | ENERGY CONCEPT
Work through the planning concept taking into account design, functional, technical, building physics, economic and energy-related requirements using the contributions of other specialists involved in the planning up to the complete design including graphic representation
Negotiate with authorities regarding approval
Cost calculation according to DIN 276
Calculate the energy balance (efficiency house calculation) according to the Energy Saving Ordinance ([Energieeinsparverordnung]) in its valid version
Issue the energy saving certificate ([Energieeinsparverordnung-Nachweis]) according to the Energy Saving Ordinance in its valid version
Summarize all design documents
1 flat rate. EUR 2,800.00 EUR 2,800.00
1.3 APPROVAL PLANNING
Prepare the documents required for approvals or consents under public law including applications for possible exceptions and exemptions of the project
Submit the building application documents to obtain the building permit
