I know, I know.... I researched this a few weeks ago and believe that the planning should work that way. I also see the architect as being more responsible here to design the planning so that it is approvable.

I consider the price estimate to be too low. Especially if the generous exterior appearance is complemented by the appropriate interior fittings. When roughly calculating, I came to 250 to 280 sqm. Including the basement and two upper floors. That all costs a lot of money. We are currently planning/building "only" about 270 sqm, but realistically we will not manage with the mentioned budget. And we don't have a basement and only 1.5 floors. Otherwise, personally, that would be too many floors for me. I would probably try to accommodate the room program on a maximum of two floors. But of course, it always has to fit the plot. And I have to agree with haydee, such a house on a plot of not even 500 sqm is "interesting".

I also first recalculated the floor area ratio. But those are just numbers - it will definitely be a big block on a small piece of land.

I am also sure that the budget for the house will never be enough. We had to experience this as well. In addition, the generous, light-flooded design rather gives the impression of a 2,000sqm plot. Are you sure that you are creating a feel-good oasis with the house? It reminds me of the huge huts in new development areas, where you must have an extremely pronounced tendency for self-expression to feel comfortable in them. It offers too much insight. In short: cool house on a significantly too small plot for too little budget!

A few thoughts from me, independent of the very justified comments from the previous posters.

- I would miss possible walls for cabinets, dressers, vitrines on the ground floor. If the tidy impression is desired, OK. But you have to want that.
- I really like the parents' wing if it were built like that. The walk-in closet can be left as it is and would exceptionally deserve that term in this extent. Otherwise, solutions here are often called "walk-in closets" even in upscale circles.
- What I really don’t like are the two tiny rooms, like the office and utility room. 2m rough width feels too little to me, since for ergonomic reasons I wouldn’t put the desk by the (south?) window either. Either it’s almost always shaded there or you get blinded.
- I understand that you want to work in the attic (studio), on top, if there will be no sauna. In that case, I would point out that the way to the kitchen is very, very far. In my rented apartment, I enjoy going from the screen with my headset during long calls to the kitchen to get a bite to eat. Here that would really be a long way.
- If basement, then properly and not just some makeshift room. Despite many square meters, you don’t have much storage space.

I would also seriously question the budget for this project. When did the architect last build a house and how accurate was his cost estimate? Especially in the current market environment, I would be concerned.

I find the HQ-Extrem idea very prudent, but it is not cheap.

Hello,

I am not sure if I would even build a basement if the area is raised extremely extra due to [HQ]. That is actually not the point, is it?
