Expert? I assume you mean external expertise for reviewing and assessing the contract documents?

But yes, if he knows his job, he will at least point out that no detailed design is owed.

We thought about it for a long time and ultimately decided on a female architect and have not regretted it for a second so far. I consider the fixed price with the developer to be a rumor, because there will always be later changes, and with building by architects I at least have unit prices that are understandable, so that you can nicely calculate what a change costs. Also, the tenders are much more detailed than most construction service descriptions.

In addition, the house has become very individual and has nothing to do anymore with the floor plans that we drew or copied. That was also a surprise for us back then, but a very pleasant one.

With the property developer, the price is contractually fixed and can actually only be changed by the actions of the buyers. But this does indeed happen frequently because the buyers deviate from the scope of the construction and service description. Normally, it is clear beforehand that "something else will come." However, it is not mandatory if you think ahead. Well, if people had their own plot of land, they wouldn't go to the property developer; then they could build with an architect.

With the developers we visited, we could only do the selection after signing the contract. Or if we had paid 2000-3000€ for the selection. I found the 2500€ for performance phase 1-2 to be a much better investment. I don't know how it is with other developers, but I don't know how one can get by without changes. Unless you really only choose standard.

But basically, you are of course right.
