We were also offered several drafts free of charge. To what extent such a draft is then "individual" or even developed according to our special needs, or whether it is "good" at all, is another question.

What GU/GÜ/BT usually do not create anymore is a detailed planning/trade planning (those present of course always excepted). Something like that can (will?) come back to haunt you during execution.

I don’t quite understand that part now. Of course, they do make an execution plan/trade planning. But only if they have the contract. They certainly won’t hand that over for free beforehand. But it also makes little sense to have a GU create a draft and then try to build it with your own procurement. That probably won’t work at all! If GU, then you should focus on collaborating on the design and your own wishes. How the GU has to schedule his craftsmen, he knows better than I do... And I better don’t interfere with the structural engineer’s work either.

They have the contract to build the house and they do no detailed execution planning. BTDT.

I guess we are somewhat talking past each other here. They do not do execution planning that you as a "layman" could take and use to award and coordinate the trades. But they certainly do internal planning for the processes and trades. Execution planning is where the working drawings, etc., are created. And such a working drawing is right here in front of me...

How else do you want to manage a project? Somehow the ceiling manufacturer has to know how much steel goes into the ceiling, the basement builder must have a reinforcement plan, and the electrician also needs to know where exactly to put a light switch.

As the saying goes:

"Planning is the replacement of chance by error..."

Cross out the "definitely." I know four construction projects from four different clients/building owners/building contractors that do not do any of that. (Yes, the reinforcement is planned, of course a structural calculation is made, you really can't do without that. But that's it.)


Reinforcement, yes, see above. The rest: verbal instructions on the construction site, we've always done it that way, the craftsman decides for himself how to do it, ... electrical wiring is often marked on the wall with a grease pencil. There are various possibilities ...

I'm going to take a bit of a risk here. Whoever hires such providers "can" only have had their focus on the price in the bottom right corner.

I know many providers here in the region, and through my reviews also many nationwide ones. These include "large" as well as supposedly "smaller" construction companies. Nearly all of them have in common that no construction project starts without a detailed work plan or execution planning. This is, btw, also stated in every proper construction contract.
