You should be aware that a (real) core renovation plus extension is generally more expensive than cheaper compared to a new build. If you’re lucky, you might end up with a price equivalent to a new build. It is significantly more laborious to dismantle the old stuff and then fiddle it in anew with a lot of precision and effort than to start on a greenfield site.
I can confirm that. Briefly calculated against experience from settled own construction projects: 116m2 x gross €3,500 (conversion with changes to floor plans + load-bearing components, complete renewal of the roof structure) + 54m2 x gross €4,500 for the new build = gross €650,000, including incidental construction costs (cost groups 300/400/700), excluding exterior works/interior fittings (cost groups 500/600). The costs do not consider the individual requirements of your construction project, surprises during construction execution in the existing building, etc. A buffer of at least 20% must be considered.
The architect’s fee according to HOAI 2021 in fee zone III/basic rate with a calculated amount of eligible construction costs net €545,000 and the commissioned service phases 1-8, a conversion surcharge of 20% (lower limit for building in existing stock), incidental costs of 8%, and VAT of 19%: gross €102,500.
